Manage doors on access the owner grants
One book of every owner and every door you manage. The owner keeps their own login and can revoke your access. $1 per door per month, plus a flat 4% commission.
The owner stays the owner
You are managing someone else's property. The software should say so — and make it easy for an owner to hand you access, and to take it back.
Access
Access the owner grants you
An owner invites you from their own account and accepts you onto a property. You never hold their login, and they can revoke the grant when the relationship ends.
- The owner keeps their own account
- Per property, not all-or-nothing
- Revocable by the owner, at any time
Owners
One book of owners and doors
Every owner you work for, grouped, with each door under them and where it stands. Work orders across all of them land in a single queue instead of one inbox per client.
- Grouped by owner, sorted for a morning scan
- Active doors and doors still pending acceptance
- Open work orders across every owner at once
Requests
Tenants report without an account
Give a tenant a reporting link and they describe the problem in a short form. Nothing to install, nothing to sign up for, and it reaches the door it belongs to.
- No tenant login required
- Category, summary, and what is happening
- Reaches your queue, not a personal phone
$1 per door per month, plus a flat 4% commission.
- $1per door, per month
- Charged monthly on the number of doors on the account. One rate, whether the account holds three doors or three hundred.
- 4%commission on work performed
- Flat, whatever tier the provider is on. A $3.50 minimum applies to any single job.
Twelve doors is $12.00 for the month, plus 4% of whatever work actually gets done in it.
The One Plan rate replaces the provider Free / Pro / Premium ladder for portfolio accounts. Per-job service and platform fees are the standard RegularUpkeep ones.
Portfolio accounts are set up with you rather than through a checkout page. Start with an account and we take it from there.
Get startedHow a door reaches your book
Four steps, and the owner takes two of them. Nothing is assumed on their behalf.
- 1
Create your company account
Your name, the management company name, and an email. No card is asked for at signup.
- 2
The owner invites you
From their own RegularUpkeep account the owner generates an invitation code for a property and hands it to you.
- 3
You redeem the code
Enter it in your dashboard. The request goes back to the owner as pending until they act on it.
- 4
The owner accepts, and can revoke
The door joins your book. If the owner revokes it later, that grant does not come back on its own — they would send a fresh invitation.
Bring your owners onto one book
Create the company account, then have an owner send you an invitation. $1 per door per month, plus a flat 4% commission.
